Project Context, Market, and Rationale

The facility will be located in the ASI Zone of Molfetta, an area with excellent infrastructure connections, situated approximately 2 km from the A14 motorway toll booth and 18 km from Bari-Palese Airport. This strategic location makes the campus easily accessible to a large catchment area.

Cost and Revenue Analysis Methodology

By analyzing the average construction costs of similar structures built by our partners, we have determined construction prices per square meter and by property category. Similar costs were also identified for outdoor spaces, road networks, and energy facilities (Photovoltaic and Cogenerator). The healthcare project’s implementation is expected to take approximately 3 years. The Business Plan accounts for this timeline, developing costs across different areas of the complex: Diagnostics, Inpatient care, Guest House, Residential Units, External Areas, and Energy . A similar method was applied to evaluate revenues, including the section dedicated to Home Care. Generally, the first year is dedicated to preparing the service and corporate organization.

Detailed Description of the Clinical Center

Detailed Description of Development Areas The complex consists of four functionally distinct but integrated buildings, covering a total area of approximately 6,055 sqm.

This block is the structure’s technological heart, spread over 4 floors:

Basement: Radiology, senology, and laboratory analysis services.
Ground Floor: Reception area and 20 specialist clinics (surgery, gynecology, orthopedics, etc.).
First Floor: 8 units for small day-surgery procedures and a department dedicated to medically assisted reproduction (VFIB).
Second Floor: One wing structured to accommodate 4 operating rooms with all their appurtenances and another wing with 12 double inpatient rooms.

This section is dedicated to continuous and residential care, with a total capacity of 150 beds:

Floors 0 and 1: 64 beds per floor, divided into double rooms with disabled facilities, large living rooms, and external terraces.
Floors 2, 3, and 4: 32 single rooms, each with private services and a private terrace.
Centralized Services (Basement): Kitchen, storage rooms, chapel, mortuary, laundry, and a 1,436 sqm rehabilitation gym equipped for complex rehabilitation, including cardiac rehabilitation.

An autonomous accommodation facility for receiving patients, family members, and external medical staff. It includes underground parking for 22 cars, a reception, a conference room, 16 double rooms, and 4 superior double rooms with a roof-garden style breakfast room.

A complex of 44 residential units (from 41 to 72 sqm) for the elderly or people with disabilities, designed to promote autonomy. It offers integrated services such as a canteen, bar, meeting spaces, administrative assistance (CAF), outpatient clinics, a small pharmacy, and nursing services.
