URBAN PLANNING ANALYSIS AND CONTEXT (MOLFETTA)

The area of approximately 32.000 square meters destined for “Opera San Giuseppe Moscati” is located within the ASI (Industrial Development Area) zone of Molfetta, in the province of Bari. The location is strategic regarding road connectivity, proximity to Bari International Airport, and access to the Adriatic coast.

  • Urban Planning Destination Zone: ASI Molfetta Area with designation for socio-healthcare facilities
  • Compliance with the PRG (General Town Plan): The project is certified by qualified technicians as compliant with the Technical Implementation Rules (NTA) of the ASI zone.
  • Administrative Authorizations: The Resolution for the assignment of the area has been obtained from the Consortium for the Industrial Development Area of Bari (ASI), which represents the fundamental administrative step for construction.

The Guest House

Hotel-level hospitality to support the medical hub.

The available area of approximately 32.000 sq m includes an independent “Guest House” structure (Block A) located near the entrance. It is developed over three floors above ground and one basement level, and is conceived as a true hotel structure to support the socio-healthcare hub, offering comfortable accommodation to caregivers, relatives of patients, and visiting specialist medical personnel.

  • Basement: Parking area with 22 parking spaces.
  • Ground Floor: Reception, administrative offices, entrance hall, small kitchen, and a large conference/meeting room.
  • First Floor: 16 double rooms.
  • Second Floor: 4 double rooms and a breakfast room with a “Roof-Garden” (hanging garden).

The Socio-Healthcare Hub

Although built as a single large complex, the facility fulfills two distinct functions (Healthcare Hub and R.S.A. Assisted Living) while keeping numerous general services in common. The main access, reception, and waiting areas are located on Floor 0, while the general management is on Floor 2. Access for ambulances and logistics is situated on the lower floor.

Includes senology services, analysis laboratory, radiology department (standard, CT scan, MRI), kitchens, and cold rooms. It also houses an advanced Rehabilitation Gym equipped with immersion tanks, galvanic baths, linear water/sand paths, a central bodyweight area, and a cardiac rehabilitation sector. The installations area, warehouses, chapel, and mortuary complete the floor.

Access to two wings that house 10 specialized “dual-consulting” clinics (surgery, gynecology, orthopedics, pulmonology, endocrinology, ophthalmology). Two other wings house 32 double rooms (64 beds in total + infirmary). The floor boasts a large living area with glass walls and an equipped terrace with access to external pedestrian paths.

Mirrored to Floor 0 (with another 32 double rooms), this level houses 4 units dedicated to minor surgery (Day-Surgery). Each module consists of a waiting room, preparation room, and operating room. An independent unit for Medically Assisted Procreation (PMA) is also present.

The second floor is divided into four wings: two for long-term care, one equipped with 2 main Operating Rooms and related supports, and one with 12 double rooms. The pharmacy, head nurse’s office, and storerooms are located in the center. Floors 3 and 4 add further wings dedicated to hospitalization, structured with the same premium characteristics as the other floors.

Assisted Living for Seniors (R.S.A.)

An independent building designed specifically for the elderly, focused on continuous and integrated assistance. The structure comprises a total of 44 mini-apartments for a capacity of 88 beds (plus 25 beds reserved for night assistants).

  • Ground Floor: Restaurant, kitchen, pharmacy, visit room, administrative offices, and the first 7 mini-apartments.
  • First, Second, and Third Floor: Each level is equipped with its own Hall / Relax Area and houses 12, 13, and 12 mini-apartments respectively.
  • Roof: The entire building is powered by a photovoltaic system on the roof of approximately 900 sq m.

The Hospital Model of the Future

Low-rise buildings immersed in greenery, hotel-like reception areas, clean corridors, and pleasant environments. For many years, hospitals were built vertically, but hospitality, efficiency, and flexibility are better achieved with Horizontal Development. The building does not exceed three/four floors, ensuring that the patient never has to travel more than 100 meters between key departments.

  • Structures: Reinforced concrete for the foundations and steel to ensure construction speed and maximum flexibility of internal spaces (prefabricated systems).
  • Finishes: Antistatic, antibacterial, and wear-resistant flooring. Washable and disinfectable wall coverings with high acoustic insulation.
  • Energy Efficiency: Glass facade systems to maximize natural lighting, advanced insulating materials, and ventilation systems with heat recovery.
  • Exteriors: Over 6.000 sq m of covered area, parking with permeable paving, repositioning of existing olive trees, and nearly 12.000 sq m of pedestrian green areas.
