URBAN PLANNING ANALYSIS AND CONTEXT (MOLFETTA)
The area of approximately 32.000 square meters destined for “Opera San Giuseppe Moscati” is located within the ASI (Industrial Development Area) zone of Molfetta, in the province of Bari. The location is strategic regarding road connectivity, proximity to Bari International Airport, and access to the Adriatic coast.

The Guest House
Hotel-level hospitality to support the medical hub.
The available area of approximately 32.000 sq m includes an independent “Guest House” structure (Block A) located near the entrance. It is developed over three floors above ground and one basement level, and is conceived as a true hotel structure to support the socio-healthcare hub, offering comfortable accommodation to caregivers, relatives of patients, and visiting specialist medical personnel.

The Socio-Healthcare Hub
Although built as a single large complex, the facility fulfills two distinct functions (Healthcare Hub and R.S.A. Assisted Living) while keeping numerous general services in common. The main access, reception, and waiting areas are located on Floor 0, while the general management is on Floor 2. Access for ambulances and logistics is situated on the lower floor.

Assisted Living for Seniors (R.S.A.)
An independent building designed specifically for the elderly, focused on continuous and integrated assistance. The structure comprises a total of 44 mini-apartments for a capacity of 88 beds (plus 25 beds reserved for night assistants).

The Hospital Model of the Future
Low-rise buildings immersed in greenery, hotel-like reception areas, clean corridors, and pleasant environments. For many years, hospitals were built vertically, but hospitality, efficiency, and flexibility are better achieved with Horizontal Development. The building does not exceed three/four floors, ensuring that the patient never has to travel more than 100 meters between key departments.
